Roof Descriptions
Terms and Definitions
Base Sheet:
First layer of paper applied usually 3 times thicker than ply sheets
and coated.
Built Up Roofing:
A method of applying a roof system composed of various amounts of
roofing paper (base sheet and ply sheets) to achieve a waterproof
membrane. Can be hot applied or cold applied.
Cap Sheet:
Surface sheet for most built up roof systems. Can be made of organic
asphalt products or modified asphalt products.
Coated Sheet:
Has an asphalt and sand finish. The finish keeps the asphalt or
adhesive from seeping through sheet.
Granule Surfacing:
A small granule product manufactured for roof surfacing. Size would
be comparable to rock salt.
Gravel Surface:
Gravel used for surfacing built up roofing.
Mechanical Fasteners:
Roofing Nails, special screws and plates are used to fasten roof
insulation and single ply membranes. Can be metal or plastic.
Modified:
Cap sheet or ply sheets that are manufactured with a modified rubber
product. More tensile strength than regular asphalt products.
Ply:
Roofing sheets used in built up roofing systems, also referred to
as "felt." Can be made of organic asphalt products or modified asphalt
products.
Polyester Membrane:
Reinforcing membrane sheet used in the cold overlay system.
Roof Insulation:
A rigid board of various widths from ½"to 6", usually applied with
some form of mechanical fasteners. When more than one layer is applied
the second layer will applied with an adhesive, either hot or cold.
Single Ply Roofing:
A rubber roof membrane that is applied with or without adhesive
and is sealed and fastened at the laps of the material. Laps are
sealed with heat welding using special hot air welders or special
lap adhesive. Heat welding is the preferred method of sealing laps.
Tear off:
Removal of existing roof membrane, necessary when applying new roof
membrane in most cities in Southern California.
Torch Applied System:
The cap sheet has a coating of modified asphalt that is heated with
torch just prior to application

Built Up Roofing
Probably the most popular roof system
in use on the west coast, Built Up Roofing offers very good protection
at a reasonable cost. As an option, Master Roofing of Central Florida, Inc. can install additional
roof insulation under the roof membrane.
The term Built Up Roof refers to
a system of multiple layers of roofing paper adhered either with
hot asphalt or cold application cement, surfaced with various materials.

a recommendation will be made for your roofing needs.
Roof Preparation
Master Roofing of Central Florida, Inc. will remove the existing
roof membrane if necessary, haul all of the debris away from the
job site in covered trucks, and dispose of it in an approved landfill.
Repairs
We will repair or replace your existing
roof sheeting or plywood as needed, and do all flashing work necessary
to prepare the structure for a new roof membrane. Master Roofing

Metal Roof Systems
Master Roofing of Central Florida, Inc. has found that there
are several ways to approach metal roofs. After an inspection by
our Master Roofing of Central Florida, Inc. technical representative, you will receive
a custom recommendation tailored to your roofing needs.
Roof Preparation
Prior to membrane application, Master Roofing of Central Florida, Inc. technicians will power wash the roof with water at 3,000 psi.
All rust is abraded and treated with rust inhibitor.
Repairs
We will make minor sheet
metal repairs, re-secure or replace all loose or missing fasteners,
seal all vertical and horizontal seams, seal all penetrations, and
encapsulate all fasteners.
Application of Metal Roof System
Once the cleaning and repair work is completed,
we will spray-apply a first coat of synthetic rubber membrane, typically
gray. Thickness varies depending on manufacturer and guarantee.
Final Coat
The finish coat of synthetic rubber membrane,
typically white, is also spray-applied. Again, thickness varies depending
upon manufacturer and guarantee.

you add granules to the topcoat?
Roof coatings are sprayed or rolled on. In most cases back rolling
is recommended and each alternating coat should be applied in a
crosshatched manner.

Single Ply Roofing
Single Ply Roofing, as its name implies, is a single layer of roofing
material. This type of system is very popular on the East Coast.
Single Ply Roofing has many advantages:

All of the membrane sheets are supplied larger than conventional
material - some are custom manufactured to individual job specifications.
There are three types of membranes used in our Single Ply Roofing

roofing membrane

membrane with superior tear strength and stability
Roof Preparation
In cities that require a roof removal, you may get
a code variance that will allow you to apply this system over existing
roofs. You will, in most cases, need to apply some sort of underlay
such as fiberglass membrane or Recover Board.

Application of Single Ply
Roof Membrane
Application of Single Ply Roofing systems is a
very clean process with no flaming torches, hot tar kettles, or
strong fumes. There is less noise because heavy equipment is not
required. The highly reflective white finish is environmentally
sound, and will reduce your energy costs.
Your membrane will be attached in one of three ways:

Fully Adhered System - a butyl-based adhesive that firmly secures
the membrane to the substrate

Mechanically Attached System - special fastening plates that
are placed in various patterns based on building height, geographic
locale, deck type, and building usage

Ballasted System - loose gravel or interlocking pavers keep
the membrane in place
Guarantee
This system will be guaranteed for five to fifteen
years.

Tile Roofing
Tile roofing is beautiful but not waterproof. Tile roofing is a
watershed and a decorative roof covering. The actual waterproofing
is provided by the felt installed underneath the tile. Felt is organic
and deteriorates over time, especially in the "Florida sun". This
usually takes 12 to 16 years, depending on several factors, and
then the felt must be replaced. We use peal and seal underlayment
to give longer life on tile roofs.
Spanish tile roofing comes in a variety of styles and materials.
They can consist of one piece "S" tiles seen on many modern office
roofs or two piece roofing tiles, called "pans and tops" that you
see in rustic, Spanish style homes. The tiles can be sand-cast,
fired or made of lighter weight concrete.

has been that 75% of the tile roofs we inspect do not meet the UBC
because they lack the necessary perimeter mechanical fastening and

& Replace). As a result when a 12-15 year old tile roof starts
to leak into the interior space it is usually a lot bigger problem
than is first thought. Often it is a telltale sign that the felt
is ruined. Delaying the complete replacement of the felt beneath
the tile will only result in ongoing frustration for the occupants,
not to mention the damage to the interior contents of the building.
